A Few Questions to Ask Before Investing in a Fixer-Upper

Investing in a fixer upper can be stressful both because of financial costs, often hidden, and the inconvenience of turning your home into a construction zone.  But, there are a great many more advantages which we touched on in our last article.  The following are five questions that you should ask yourself before diving into your next investment.

 

How Bad Is It? -- The less work a property needs, the less risk that something will go wrong but the less work needed, the more competition you’ll face. Try to find a property that looks worse than it is like one with an ugly exterior paint job or a bad roof.  Both are easy to fix but they scare away most potential homeowners. Get an accurate estimate of what it’s going to take to fix it up before starting.

 

Is It Worth It? –Not all fixer-uppers are great deals. The cost of rehabbing a project can potentially negate any discount you might get. But if you can get a property for, say, $90,000, put $30,000 in and increase its value to $150,000, you’ve done well.

 

Do You Have the Time? – Regardless of whether you are doing the work yourself or hiring a professional, fixer-uppers take time to complete and you need to spend time at the property during the renovation to make sure that everything is getting done and done correctly or you’ll end up spending a great deal more time going back to fix/complete the job.

 

Do You Have the Skills/Drive? – DIY can potentially save you a lot of money but without the proper skills your renovation can quickly become exponentially more extensive and expensive. If you aren’t a professional yourself do you have the mental skills and motivation needed to learn how to accomplish the necessary projects?  If not, your project may not get finished or you may need to call in a professional who may end up having to undo and redo and that is going to cost you both time and money.
