Sunroom Conversion

Your needs and preferences evolve over years of homeownership, and your house should be able to accommodate these differences.

If you’d like substantial changes, you might assume you’ll have to add additional square footage. But Build it Brothers may be able to utilize your existing space, converting rooms to meet your goals while saving time, money, and disruption.

The Challenge

A customer in Westchester wanted additional space to add a formal dining room, an office, and a mudroom. She came to Build it Brothers after visiting another firm, where she was quoted an upfront design cost of $2,500. They also quoted her a cost of nearly $150,000 to extend the side of her home to add another 10 feet by 10 feet on the first and second floor. All the utilities were in that area, adding to the complexity and expense of the job.

The Solution

We brought in an interior designer to consult with us and develop a plan that would help her meet her goals at a much more reasonable cost. Ultimately, we determined that repurposing existing space would be a much more effective and economical solution than blowing out the side of her home and adding on.

We converted her existing screened-­in deck into her dining room. We also installed and insulated the floor and reinstalled shingles.

To create a home office, our craftsmen utilized more existing square footage – this time in the form of a small dining room/junk room. We converted this minimally useful space into a beautiful office.

We refigured the kitchen by moving the garage entry door from the kitchen to the mudroom, which made the existing square footage much more usable. Finally, we installed new flooring throughout the entire first floor.

The Results

Most people would assume that refiguring a kitchen and creating a new home office and dining room would require adding additional square footage to the home.

We were able to accomplish the homeowner’s goals by creatively using the existing space, which enabled her to save just over half of her initial budget.

Our plan also took only 11 weeks, which was much less time than the other company’s original plan would’ve taken. By the time the other firm would be ready to start the job, we were well under way. The homeowner was ecstatic that we exceeded her expectations while saving her lots of money, time, and disruption.
